Floor Plan Draft

 

When drawing out your floor plan, you're going to want to draw up a pencil sketch of the room how it currently is in a graph paper journal. You don't have to be a great pencil artist to get your draft completed, but you do want to draw out a realistic mock-up of the actual room. On your room mock-up, be sure to draw out and name every aspect of the space, including:

 
 
  • Doors

  • Closets

  • Windows

  • Exactly Where Furniture Is Located

  • Outlets

  • Cable/Internet Boxes or Outlets

  • Any Obstructions On Walls

  • Artworks on Walls

  • Lighting & Lamps

  • Staircase

  • Bathrooms

DRAWING YOUR NEW CONCEPT DRAFT

Your mock-up draft of the new room design you have in mind will be made and sent to your client for approval. This process is generally required when you are working for clients who are planning to live in their home and just want a refreshed look. The mock-up stage isn't usually required when you are working to stage properties for sale. Staging homes for sale, or vacant listings, especially if it's not a luxury property, only requires an open communication with your client of the work that is going to be put into the property. For this mock-up, you'll be drawing out your design on graph paper as well. Make note of the spacing between each furniture piece by inches or feet on your mock-up, to refer to in the finalized drawing. You'll want to use the colored pencils to showcase color and texture to different products you add into the room. This will help the client visualize the space a little easier. In the final mock-up design, you'll use digital tools to show a more life like look into the room.
